I have designed projects that range from $20,000 to $500,000 no project is too small or large. Design fees are determined by the size of the project and the design criteria.  Fees are affordable and references are available upon request.

Project Management

Most contractors do not have vision, if you call out 3 contractors to give you a bid on your idea, they will all see it differently in their mind give you pricing on how they perceive the job to be and not really get a true cost of what it is you are looking for.  Having a set of plans puts everyone on the same page.  You will get a much clearer idea of what things actually cost.  Most people are busy and don’t have time to continuously watch what contractors are doing, providing a project manager assures each homeowner they are getting what they are paying for and quality is a must.

It is difficult to find an honest and high quality Contractors therefore; some of my clients opt for the Project Management service.  For a fee I will take the plans and have them bid by 5-6 qualified contractors.  After the bidding time is over I meet with the homeowner go over all of the bids together then select a contractor.  I then run and manage the contractor to insure the project is built according to Building codes and standards, the work is quality and according to the plan, and last that the project is completed in a timely manor.  I also insure that all material bills have been paid and make sure that the homeowner is protected with proper licenses and insurances. 

The fee is determined by the cost of the project.  If the homeowner were to take the contract to bid themselves with 5 bidders they will pay approximately the same if they hire me.  I usually negotiate with the contractors so that my fee is what they would normally pay just for the work with no supervision.  Using this service gives the homeowner a daily supervisor and they can go to work and feel that someone is looking out for their interests for the same cost.

Continuous communication during the planning and building process makes each project a joy and fun for the homeowner.  Having a project manager to address all issues that arise eliminates construction nightmares that we have all encountered.  Knowing and using qualified people to perform the services instills trust and confidence their project will be all they expect.  Having a responsible party overseeing the entire process will always assure the best result possible.

I have found that taking time in my designs and project manager services creates a picture in the mind of the homeowner of exactly how project will look and gives them clear construction expectations.  This has in the last 25 years always been a win-win for both the homeowner and contractor working on their project. Everything I create is one of a kind and not templates A, B, C, reversed.   Each of us live differently and our home designs should reflect our lives and style.
